BER Certification
Background
Since the 1st of January 2009, all buildings offered for sale or lease require a Building Energy Rating (BER) Certificate. The regulations require that this Certificate is provided to all parties expressing an interest in purchasing or leasing all or part of the building and as such the Certificate should be acquired before the property is offered to the market.
The purpose of the scheme is to provide those interesting in leasing or purchasing a property with a means of comparing the energy efficiency of two or more properties they may be interested in. The calculations that are carried out assume certain defined occupancy patterns and calculates a standardised theoretical energy consumption for a property.
Non-Domestic Buildings
The Non-Domestic Energy Assessment Method (NEAP) is the process used to carry out the BER calculation for commercial, industrial and other non-domestic buildings. This involves careful modelling of the building fabric and the mechanical and electrical services installations using approved software.
For existing buildings, our engineers will conduct a site survey to collect all the data necessary and will then carry out the calculation and produce a certificate and an associated advisory report.
For new builds projects, we typically take an active role in the design process, engaging with the architect and services engineer to assess the impact of various designs on the final BER of the building in question.
